The 2015 Real Estate Market was strong, and I am appreciative to have been part of it!  Thanks to my clients, I was able to achieve the 2015 Realtor Of Distinction Award, and could not be more proud!  I sincerely thank you for your support and here’s to continued success in 2016, which is off to a great start!

What’s For Sale In Old Mt. Pleasant/ Old Village?

The inventory is still relatively low in the neighborhood, with only 40 homes on the market as of today (11/26).  The current inventory ranges in price from $310,000 to $6,750,000.  Yes, you read that correctly, $6,750,000.  I know you are interested, so here is the scoop… check out this amazing home which is listed by Champ Smith of Places, LLC:

2nd Quarter Market Update For The Old Village/ Old Mt. Pleasant

Real Estate trends should be watched on a “local” basis, and by that I mean down to your neighborhood, down to your street!  So you will be pleased to know the stats for the Old Village/ Old Mt. Pleasant for the 2nd quarter of 2013 indicate a very solid market.  Check it out….

AVERAGE PRICE SOLD IN THE OV/OLD MT P:  The average price for 2nd quarter of 2013 was $562,700 which is up from 2012 when homes averaged $525,000 and $476,000 in 2011.  This  growth over a long period of time indicates a stable market.

AVERAGE PRICE PER SQUARE FOOT IN THE OV/OLD MT P:  No surprise that while the average home price increases, the average price per square foot goes up as well:  Price per sq. ft. averaged $257 in 2013, which is up from $235 in 2012 and $201 in 2011.

AVERAGE DAYS ON MARKET IN THE OV/OLD MT P:  This is impressive and supports the fact that inventory is so low it cannot satisfy buyer demand.  Homes were on the market for an average of 37 days this quarter (Wow!) vs. 167 days in 2012 and 162 in 2011.

HOMES SOLD IN THE OV/OLD MT P:  There were 39 homes sold this quarter, vs 39 homes sold in the 2nd quarter of 2012, and although that number did not increase, sales are up significantly from the 2nd quarter of 2011, when only 25 homes sold.                                                                            Thinking of selling?  Now is the time!

We Love Shem Creek!

Shem Creek has always been a local favorite, and for good reason! Here, you can float up on  your boat, Paddle board, boogie board, dog, whatever-gets-you-on-the-water, and dock alongside your choice of several great restaurants. Locals and tourist alike can all be found here post beach, enjoying the fiery sunsets over the Creak, enjoying a cool drink and some low country boil. Despite all the boat traffic, Shem Creek is also a great place to look for dolphins! They are known to show off for the crowds here. Consider yourself especially lucky if you can spot a Manatee! If the thought of peeling your own shrimp doesn’t scare you off, be sure and keep an eye for the shrimp boats heading back to the docks. There are several all local seafood markets along the creek, selling the freshest shrimp possible- right off the boat. They can be tricky to find, but just follow your nose to the source of one our best local delicacies. img_19032.jpg

Number of Homes and Average Price Sold Are UP In The Old Village/ Old Mt. Pleasant

Update on the Old Village, SC homes for sale and Old Village Real Estate!   The number of homes sold is up from last year, and although this number is up only slightly, this is still a good indication…  From Jan 1- Aug 1, 2010, there were 32 homes sold in the neighborhood compared to 36 homes sold this year.  Again, not a huge jump, but movement none the less.  And the “average sales price” is up as well, with an average price of $402,000 for 2010 compared to $485,000 in 2011.   If you are interested in reviewing these statistice in detail, let me know and I will send you more info… In the mean time, I thought I would share the sales in the neigbhorhood for this year.
